Parklands is ‘best value’ choice for Cape Town homebuyers

That’s the word from Wade Janion, owner of the local Harcourts real estate franchise, who says: “‘Parklands offers a diverse range of accommodation from sectional title apartments priced at around R500 000 to three-bedroom family homes priced at R1,2m to R1,6m.

“And a property that costs you R500 000 in Parklands, would probably cost between R1m and R1,5m in Royal Ascot just down the coast in Milnerton.”

What is more, he says, Parklands is an area where most people are buying a home in which to raise a family, not for investment or speculative purposes, so property prices here tend not to fluctuate widely.

“While other areas in the Western Cape experienced price decreases during the recession, Parklands homes did not lose value. And while prices in the nearby upmarket areas of Bloubergstrand and Blouberg are fairly stagnant at the moment, those in Parklands are rising steadily as more buyers realise the great value that is to be found here.”

Janion says Parklands North especially is undergoing massive development at the moment and offers many brand-new homes with high-end finishes. Situated closer to the ocean and new shopping areas, and north of the Sandown Road Link, this area is the place to look for “affordable prices with a luxury attitude”.

He also says that the whole of Parklands is well-maintained, and that for the quality of homes and finishes on offer, home prices throughout are very reasonable. The MyCiti BRT link which enables quick access to the Cape Town CBD has also made the area much more desirable and attracted many new residents.

“It is true that Parklands acquired a bad reputation in some quarters, but it has really been cleaned up and most of this vast area, including Parklands North, Sunningdale and Blouberg, is now secure with very low crime levels. Homebuyers should come here and see for themselves what is on offer and what the neighbourhood is actually like rather than allowing themselves to be influenced by rumour.”

One of the other main advantages of living in Parklands, Janion says, is easy access to the wide sandy beaches and panoramic views of Bloubergstrand, where multimillion-rand luxury villas line the beachfront. His office currently has one of these villas for sale at R10,5m, which will buy a 595sqm home with four bedrooms, three full bathrooms, secluded swimming pool and indoor braai.”
